DESIGN DEVELOPMENT PROCESS

Preliminary Design

Preliminary design drawings project onto paper a concept to give the client a sample visit of their upcoming project. They are prepared in the first stage of building design. To create preliminary drawings, constant communication with the client is key to truly understand their needs, and explore new ideas and concepts.

Schematic Design

Study drawings, documents or other media to illustrate the concept of the design. During this phase, zoning requirements and jurisdictional restrictions are discovered and addressed. After several consultations with the client, a final schematic drawing is approved. Then the design moves forward to the design development phase. Schematic design includes a site plan, floor plans, sections and elevations as required.

Design Development

The design development phase provides design and system details taking schematic drawings one step further. During this phase a complete mechanical, electrical, plumbing, structural and architectural detailed drawing set are coordinated and compiled into one package.

Permit Documents

Before the construction phase of the project starts, a building permit is essential. A building permit is formal permission given to the owner of the project to start the construction on their property. Certain types of demolition, additions and renovations also require building permits. Drawing submissions to the respective city building staff to review the plans are required to ensure they follow the Ontario Building Code, local by-laws and other applicable laws.

Construction Administration

Field reviews to to ensure general conformity to contract documents. During the construction phase, we visit the site often to familiarize ourselves with the progress and quality of the work by the construction team. We inform the client of the progress and help with approvals of payment to contractors. In short, we work as an advocate for the clients interests.
